New Build high quality, flexible office space rejuvenating an existing workspace.

Our proposal aims specifically to replace a large unoccupied warehouse located centrally within the site creating not only high quality workspace for over 500 new employees, but a series of shared amenity spaces benefitting both new and existing tenants on site.

Located off Clapham Road in the London Borough of Lambeth, the project aims to rejuvenate an existing workspace complex by adding over 58,000sqft of high quality, flexible, new build office space. Working within a ‘KIBA’ (Key Industrial Business Area) as designated by Lambeth Council, the proposal aspires to become a catalyst to employment in the area, transforming the site into a desirable workspace destination for a range of business types from small enterprises to large light industrial uses.

This lightweight, 3 storey ‘body’ of the building is juxtaposed by a robust concrete ground floor and three pitched roof volumes above, reinterpreting the architectural language of Union Courts’ existing perimeter block. These moves clearly articulate the base, middle and top of the proposal helping the building to have a unique, modern architectural aesthetic whilst still respecting and responding to it’s local context.
