Our client asked us to look into the use of backland development to a large rear garden to a house in the Queens Park Conservation Area, the garden abutted a side road and also had a major level change from street level to garden level of approx 2.5m, using this level change we created a three floor family dwelling, with 3 bedrooms to the new basement (with south facing lightwell) and then a living zone on the garden ground level with a master zone on the street level, this master zone was the only element visible from the street, it was also cut back from the boundary on 3 sides to conform to the SPG guidance as set out by LB Brent.
The use of the material, polished concrete, came from the thought process of a very defined material change within a sea of brickwork, the planners where keen to see something visibly modern which stood out as a rear backland addition. The house also was created out of the constraints set out in LB Brents SPG’s to do with boundary conditions, views to flank walls and space requirements.
